ManpowerGroup Greece, on behalf of our client, a dynamically growing company that provides services in the fields of Asset Management and Hospitality, is looking for an Asset & Property Manager.
📌 Location: Athens, Attiki
🖋️You will be reporting to: Chief Operations Officer.
What you will do:
- Strategic management of properties to achieve investment objectives (yield, capital appreciation, development)
- Analysis of investment performance (IRR, ROI, Cash Flow Analysis, Sensitivity Analysis)
- Preparation and implementation of Business Plans and annual budgets per property, aiming to maximize value and income
- Market analysis and identification of opportunities for improvement, leasing, or sale of properties
- Support in acquisition or disposal processes (Due Diligence, Valuation Reports)
- Collaboration with banking institutions, investors, and advisors for property financing and development
- Organization and supervision of daily property operations (maintenance, cleaning, security, etc.)
- Management of tenant relationships and resolution of any issues, ensuring satisfaction and long-term cooperation
- Negotiation of lease agreements and all related terms and conditions
- Lease renewals, including their organization and scheduling
- Monitoring of collections (rent, service charges, etc.) and coordination with Accounting and Legal departments for any legal actions
- Coordination of technical works (renovations, interventions, certifications, etc.
- Ensuring legal and regulatory compliance, including urban planning permits, operating licenses, fire safety regulations, etc.
- Monitoring changes in VAT, property taxes (ENFIA), cadastral codes (KAEK), etc.
- Issuance or renewal of Energy Performance Certificates (EPC)
- Monitoring ESG / Green Building obligations
- Property ownership, violations, and contractual matters
- Monitoring and reporting on new real estate-related legislation and proposing required actions to Management (subsidies, NSRF/ESPA programs, new investment laws)
- Preparation of periodic (monthly / quarterly / annual) management reports with KPIs such as Occupancy, CapEx, Operating Expenses, NOI
- Support and cost estimation for projects and procurement
- Representation of the company at building general assemblies
- Effective collaboration with external valuers, authorities, engineers, public services, legal advisors, and real estate consultants
- Design and maintenance of databases (ERP & databases) related to departmental activities and data
- Evaluation of prospective tenants for lease execution (creditworthiness, legal documentation, etc.)
- Monitoring and reporting on auction listings or other competitive real estate tender procedures
